Construction of 4 high-spec Penthouse Flats on the roof space of an Art Deco mansion block comprising of 20 pre-existing flats. 

The penthouses are equipped with Italian designer stone tiles, fitted wardrobes, fitted kitchens and engineered wood flooring. The project includes two lift shafts with brand new traction passenger lifts, wrap-around roof terrace, and redirection of pre-existing conduits and services.

Design and Build

Conversion of an iconic purpose built building in the heart of Coventry’s City Centre (Broadgate) to a modern student accommodation known as Mercia Lodge. 
The scheme includes major structural alterations and significant tailor made fitouts. Working on a very tight deadline, the project was delivered within span of 6 months to have the accommodations ready for international students who moved in within days after completion. 

Project delivery included a successful period of soft landing post completion which was carried out in collaboration with the scheme's asset managers.

Smart Environment undertook the instruction under Section 20 of Landlord and Tenant Act and successfully value engineered the project whilst the residential flats remained occupied during the works.
